Home Selling 101: How to Sell Your Home Quickly During the Pandemic

What does home selling look like in 2020? The whole world is in the midst of a pandemic and selling your house might feel like an impossible feat. 

We’re here to tell you it’s not. In fact, with record-low mortgage rates, buyers are being encouraged to enter the market. This offers a prime opportunity for those looking to sell their homes.

However, things have changed a little bit to give both buyers and sellers more confidence in the process. Let’s look at some of the best home selling advice for selling your home during a pandemic.

Allow Virtual Touring

This is one of the best home selling tips for 2020. Technology has blessed us with ways for prospective buyers to view homes without physically having to set foot in the house. While a virtual tour isn’t the same as physically being there, you can weed out uninterested parties without having to let them all traipse through your house. 

Once a buyer is more serious they will want to come to visit in person, but by cutting down on the number of visitors, you’ve already reduced everyone’s risk by a lot. 

Your real estate agent can also host virtual open houses, exposing your listing to many potential buyers without exposing your home to a potential carrier. 

As an added benefit, people from farther away will have an easier time touring your home virtually. This opens up your listing to even more potential buyers. 

Add a Coronavirus Clause

Buyers may be hesitant to enter a binding real estate contract with all the craziness that’s going on. What if they can’t schedule an inspector in time? Or what if their travel plans are canceled and they can’t meet a deadline?

Adding coronavirus clauses to your contract allowing more time in case of whatever mishap that is due to coronavirus restrictions or problems is an excellent plan. Not only will buyers feel more secure, but you will too. Anything to make the prospect of pandemic home selling less scary is a good thing.  

Limit People in the Home in Final Stages

Traditionally, buyers often accompanied home inspectors during inspections to ask questions. Now, many inspectors are taking buyers with them virtually instead. This way, only the inspector is in your home and limits everyone’s exposure.

Drive-by appraisals are also becoming a thing. Lenders are allowing appraisers to do most of their investigative work from the computer instead of physically going through your home.

Socially-Distanced Closings

Finally, closings look a little different. While all parties typically came together in the past, now you can use digital signatures and perform closings with only the essential people present. Sometimes parties may come together outdoors, sign through a car window, or pass documents back and forth across a very long table. Regardless, there is a way to make it work.

The pandemic is crazy, but life must go on and selling houses is one of those things that needs to happen. By following proper protocols, limiting physical contact through the use of technology, and other home selling tricks, you can safely sell your home even in the current situation.
